19 November 2018 Dearborn County Redevelopment Meeting Notes
Present: Jim Deaton, Chairman, Dave Deddens, Jim Helms, Diane Bender, and Jamie Graf (non- voting school board member)
ABSENT: Alan Goodman
Also present:Sue Hayden, county administrator and minute taker, Andrea Ewan, attorney, Connie Fromhold, Auditor and DCRC treasurer.

EXECUTIVE SESSION @ 8:30 a.m. IC §5-14-1.5-6.1(b) (2) (D) which pertains to discussing strategy with the respect to the purchase or lease of real property by the governing body up to the time a contract or option to purchase or lease is executed by the parties.
ACTION ON EXECUTIVE SESSION- Board certified that they only discussed what was advertised in Executive session.
DCRC Board decided to have One Dearborn engage Umbaugh and Associates review the numbers for the potential land aquisition.
APPROVAL OF MINUTES-Nov 8 minutes approved
CLAIMS AND FINANCIALS- No claims
FINANCIALS AS OV NOV 21-same as last week.
UNFINISHED BUSINESS: Hirlinger Chevrolet Update-
Tom McCormick from Cushman Wakefield-presented to hand out some of their marketing materials. They are in rollout phase in marketing the property. They do a regional search for prospects. They show the highlights of the properties. They are using Duke Site readiness funds for this. They demonstrate that the Cincinnati region has labor and other logistics needed. They are making this feel like a Greater Cincinnati project for corporations trying to move here. This is a quiet time right now- but they want to be poised for next year. This can be distributed by Randall with her prospects as well per Tom McCormick. Market Cycles and vacancy rate has come down because cost of construction has been so high. Not so much space for existing building. They are starting to see users look to other areas to build like Batavia and out Monroe way. Our wages are comparable to Lexington Indy, St. Louis etc. When the sign is up Randall will send a picture to Board members.

ATTORNEY’S REPORT:needs to get Signarama agreement signed. Will email and see what changes they want.
Goodman arrived at this point.
The signs along 74 will need maintained and the renters need to make the payment on the billboards on Stone property. There will be a 30 day notice for payment issued per DCRC board.
OTHER BUSINESS: Nagel flour mill project. They need 3rd quote on the equipment incentive. Nagel gets to pick which to use and the incentive payment is the same no matter who they pick.
